Additional Fees

The rental figure shown does not include additional fees. Depending on your circumstances and the property you select the following upfront fees may also be required:


Set Up Fee - £150 (inc VAT)
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement

Additional Tenant Fee - £72 (inc VAT) per tenant
Processing the application, associated paperwork and referencing

Guarantor Fee - £72 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement


Amendment Fee (if requested by the tenant) - £72 (inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy

Renewal Fee (if requested by the tenant) - £120 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy agreement


Out of Hours Services - £120 (inc VAT) per hour plus any additional actual costs incurred
Where action of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the prevailing rate

Unpaid Rent/Returned Payments
Interest at 8% above Bank of England Base Rate from due date.

Professional Cleaning (if required) and any damage to the property
£60 (inc VAT) per hour plus any additional contractor’s costs incurred, which will be deducted from the Security Deposit Only charged where professional cleaning and damage repair/replacement is necessary to return the property to the same condition as at the start of the tenancy
